Therefore, with our fastidious management, your property is in good hands, and we are totally in control of every aspect of its care on your behalf.

Big name real estate often allocate up to 200 properties to a single property manager and tend to treat all properties in a 'cookie cutter style.' They simply don't have time to spend on certain properties which may require renovations or ongoing maintenance. Rest assured, this is Kristina's expertise. Your property will be treated individually and all works are supervised/checked to ensure the job is done properly. Your property will be one in a portfolio that is capped so it is totally manageable. We offer specialised services.

What to expect

Quite simply we believe in Property Management the way it should be; Putting Landlord’s biggest assets first, ensuring optimal returns on their investment, with fully compliant, experienced management by an Agent who can be trusted and knows how to take control of concerns.

Maintenance of the property is always of prime concern and the owner of a property should be able to trust their Agent to organise repairs and maintenance by trusted qualified tradesmen in a timely manner at the best rate. Our tradesmen are checked for qualifications, their insurance must be valid and we seek references if using someone for the first time. 

​

We ensure quality tenants are vetted thoroughly using a stringent application process using the TRA (Trading references Australia) platform. We ensure their references are truly validated and their rental history is qualified. We want the tenant to be the trusted guardians of your property and we ensure property checks both ingoing and regular routines are done throughout their tenancy thus maintaining and improving the property’s condition throughout our management. Intuition from experience is used too, as so often a potential tenant can look great on paper but experience tells us ‘something is not right.’

Should a maintenance issue be requested by the tenant we will always advise you of any issues even if you have asked us to proceed with repairs up to a certain threshold, i.e. $500 for example. We want you to always know what has been going on at your property. No rude shocks will come along unexpectantly.

​

We have excellent management and accounting software - ‘Property me’- which provides monthly owner’s statements showing the rental income received and any expenses incurred. At End of Financial year, you will receive the annual Income/expenditure statement which makes organising your tax returns straightforward. 

 

Our tradesmen


Possibly the most important facet of running an efficient Property Management business (besides having a fabulously efficient experienced Property Manager) is to have really skilled, trusted trades people who are reliable, timely and cost efficient. Our tradesmen are the best ! They are trustworthy, experienced and compliant.

Property Fees

We have set our fees to be fair and balanced. We feel a balanced, negotiated fee schedule is the fairest option as all property’s vary.

Our Basic Fees


Management fees

5.00-10.00 % + GST (To be negotiated) depending on size of property and whether it is a short lease/ long lease  furnished or unfurnished

​

Letting fees 

1-1.5 weeks rent per new lease /new tenant. – to be negotiated
1 week for new lease for existing tenant when resigning. 

​

Advertising

At cost and to be discussed each time a property is to be leased/ advertised. Usually through domain.com and realestate.com at Agency cost (Approx $200-400) 

Photographs if required and styling extra- At cost approx. $350 + GST

Monthly admin/ office /postage / copy fees $10.00 includes monthly statement emailed or posted.

End of financial year Statement $ 30.00 P/A
 

Maintenance

General organisation of maintenance - included in management fees.
This includes organising gardeners, electricians, plumbers, compliance checks eg Smoke alarms, pool fences, water flow tests, advising strata of concerns / issues etc. All bill payments, eg paying water, council rates, strata, invoices etc included in management fees.

Renovations/repairs 
Many repairs come under the ‘General Maintenance’ area and are included. However, if something specialised needs repair/renovation or an insurance claim is activated you could be charged a small surcharge for the extra time spent sorting the issue. Usually the fee is around 5% of the value of the work. 


Obviously we discuss the quotes with you and wait for your instructions to proceed with the work.

Interior Stylist

We have an excellent Interior stylist/decorator who we can involve to help with decision making on colour schemes etc . Getting basic colours right makes all the difference sometimes to ensure the property will appeal to a broad range of interested parties.

Forms/Paperwork

We use forms from the Real Estate Institute of NSW -REINSW. Their forms such as Lease/Rental increase /termination forms etc are fully compliant and endorsed with the Department of Fair-Trading requirements. 

Being a member of the REINSW we have access to their ‘members only’ call centre so if for any reason we have a question that we don’t know the answer to, we have direct access to expert help.

We are fully licensed and compliant with all regulations that Real Estate members must adhere to. Overall, we are incredibly scrupulous and dedicated to the Real Estate Profession in offering the best service possible to our landlords and tenants
